ARCHITECTURAL GUILDELINES – Rocky Ridge Estates

  • Siding: Natural Wood, Brick, Stucco, Natural Stone, Textured Hardboard (Lap Application); OSB (Lap Application). No Plywood, Hardboard or OSB Panels or Sheets.

  • Roof: Cedar Shingles or Shakes, Clay Tile, Asphalt or Fiberglass Shingles.

  • Single Story: 1300 Sq. Ft. minimum allowed only with 3 stall garage. Otherwise, 1500 Sq. Ft. minimum.

  • One and a Half Story: 1400 Sq. Ft. minimum main floor with a total of 2000 Sq. Ft. total.

  • Two Story: 1000 Sq. Ft. main floor with a total of 1800 Sq. Ft. total minimum.

  • Tri Level: 1000 Sq. Ft. main floor with a total of 2200 Sq. Ft. total minimum.

  • Roof Pitch: 5:12 or greater required.

  • Driveways and Walkways: must be concrete, stone or brick

  • Garage: Fully enclosed double or larger. Must be permanently constructed on concrete foundation and exterior design shall conform to the house.

  • Free standing building shall be allowed.

    • 600 sq ft minimum and maximum as allowed by city ordinance

    • Height shall not exceed 16 feet at its highest point.

    • Materials & colors same as principal residence.

  •  Setbacks: Must comply with city of Dell Rapids ordinances and regulations. Minimum of 25 feet in front and back, 7 feet on sides.

  • Mailboxes: type and size require approval. Placement must be approved by local Postmaster.

  • Pools, Fences and Dog kennels: require approval and are not allowed in front yards. In addition, dog kennels are not allowed in rear or side yard setbacks.

  • All external furnaces, air conditioners, heat pumps etc. shall be concealed from public view by foliage or appropriate screening device.

  • No grade alterations allowed.
